5. Odds; Taxes; Etc. Odds of winning a prize depend on the number and quality of eligible entries received. ALL FEDERAL, STATE AND LOCAL TAXES ASSOCIATED WITH THE RECEIPT OR USE OF ANY PRIZES ARE THE SOLE RESPONSIBILITY OF THE WINNER. All prizes will be awarded. Any prize may, in Sponsor’s sole discretion, be forfeited and awarded to an alternate winner if the prize is returned as undeliverable or otherwise not claimed within seven (7) days after delivery of notification, or, alternatively, if three (3) attempts to contact winner by e-mail with the prize notification are not successful. Prizes are not transferable. No substitutions or exchanges (including for cash) of any prizes will be permitted, except that Sponsor reserves the right to substitute a prize of equal or greater value for any prize. 6. Identity of Entrant. In the event of a dispute about the identity of the entrant, entries made online will be declared made by the authorized account holder of the e-mail address submitted at time of entry. An authorized account holder is defined as the natural person who is assigned to an e-mail address by an Internet access provider, online service provider or other organization (e.g., business, educational institution, etc.) that is responsible for assigning e-mail addresses for the domain associated with the submitted e-mail address. The potential winner may be required to provide Sponsor with proof that the potential winner is the authorized account holder of the e-mail address associated with the winning entry.
7. How to Enter: To enter, take the following steps during the Promotion Period:

By entering the Promotion, you consent to being placed on a mailing list for promotional and other purposes.
8. Promotion Rules: Entries will be judged by a panel of qualified Sponsor employee judges (together, the “Judges”) as follows:
Beginning on or about May 25, 2011 the Judges will evaluate eligible entries and select fifty (50) winners based on the following judging criteria:
- The most apt, original, and interesting TruliAmazing Tip; and
- The most creative TruliAmazing Tip.
In the unlikely event of a tie, the winning TruliAmazing Tip will be determined by the Judges pursuant to the highest score in the following category: the most creative TruliAmazing Tip.
Sponsor reserves the right, in its sole and absolute discretion, to disqualify any entries that are inappropriate for any reason, including, without limitation, entries that contain, depict, describe, mention, or refer to illegal, profane, sexually explicitly, hateful, defamatory, discriminatory, or otherwise offensive or inappropriate material or are otherwise not appropriate for or consistent with Sponsor’s brand image.
Potential winners will be notified by e-mail by May 27, 2011. To claim a prize, each potential winner must follow the instructions contained in his/her notification, including by taking any winner verification steps required by Sponsor.
9. Sponsor’s License to Entries. You grant to Sponsor, and its successors, assigns, licensees, representatives, and agents, a perpetual, irrevocable, royalty-free, non-exclusive, worldwide right and license to publish, reproduce, display, perform, distribute, adapt, edit, modify, translate, create derivative works based upon, and otherwise use and sublicense your TruliAmazing Tip, or any portion thereof, in any manner, form, media or technology now known or later developed for any commercial or non-commercial purpose. You agree to take, at Sponsor’s expense, any further action (including, without limitation, execution of affidavits and other documents) reasonably requested by Sponsor to effect, perfect or confirm Sponsor’s rights as set forth above in this paragraph.
10. Representations and Warranties. You hereby represent and warrant that (a) you are eligible to enter the Promotion; (b) your TruliAmazing Tip is original to you and that you are the owner of all right, title and interest in and to your TruliAmazing Tip and have the right to grant the rights granted herein or, alternatively, you have obtained all necessary rights and permissions to use and submit your TruliAmazing Tip in connection with the Promotion and to provide all the rights specified in these Official Rules; and (c) you have the unconditional right to submit your TruliAmazing Tip to Sponsor pursuant to these Official Rules, and your TruliAmazing Tip and the use thereof as contemplated herein does not and will not violate, misappropriate, or infringe upon any law or regulation or the rights of any third party, including, without limitation, any consumer protection law or regulation or any copyright, trademark, patent, or any rights of publicity or privacy, or any other intellectual property or proprietary rights.
11. General Release. By entering the Promotion, you release Sponsor and all Released Parties from any liability whatsoever, and waive any and all causes of action, related to any claims, costs, injuries, losses, or damages of any kind arising out of or in connection with the Promotion or delivery, misdelivery, acceptance, possession, use of or inability to use any prize (including, without limitation, claims, costs, injuries, losses and damages related to personal injuries, death, damage to or destruction of property, rights of publicity or privacy, defamation or portrayal in a false light, whether intentional or unintentional), whether under a theory of contract, tort (including negligence), warranty or other theory.
12. Selection of Prize. Actual model, color, accessories and features of the iPad 2 prize awarded will be selected by Sponsor in its sole discretion and may vary from photos used in Sponsor and third-party advertising and promotional materials, including without limitation on the Sponsor web site.
13. Use of Winner’s Name, Likeness, etc. Except where prohibited by law, entry into the Promotion constitutes permission to use each winner’s name, hometown, likeness and/or prize information, without limitation, in connection with the Promotion and for any other advertising, marketing, or promotional purpose(s) without further permission or compensation. As a condition of being awarded any prize, except where prohibited by law, each winner may (in Sponsor’s sole discretion) be required to execute a consent to the use of such winner’s name, hometown, likeness and/or prize information, without limitation, in connection with the Promotion and for any other advertising, marketing, or promotional purpose(s) without further permission or compensation.

My best on line marketing tips are to get the property out there as much as possible. have alot great pictures, make sure that the house has been cleaned. A visual tour is a great way to show case the house. I also use QR codes on all my advertising to make it easiers for the buyers to find the property they are wanting to know more information about.

My Tip for Realtors, who deal with Foreign Nationals:
NEVER USE ANY ONLINE OR SOFTWARE TRANSLATION SERVICE FOR YOUR WEBSITE TEXT OR FOR YOUR CORRESPONDENCE. YOU’LL MAKE A COMPLETE FOOL OF YOURSELF!
These translation software can at best be used to get a general meaning of a document in a foreign language.
I am originally from the German speaking part of Europe and before becoming a Realtor in Florida, I worked as a German/English Translator and Interpreter. This can be a tedious, difficult and time consuming task. Of course, I was elated when translation software became available and I jumped on it. However, the outcome was so incredibly silly and garbled, that I broke out in laughing. So did my German friends I show it to. I soon realized, that it was simply not possible for even the most expensive software to translate an English text into another language correctly. You can test if for yourself. Look up a German newspaper online, copy an article and then have one of the online translation services translate it into English.
Why can’t it work?
Not only can certain words have several meanings in their own language, some have a completely different meaning in another language. A translation software, online or in your computer, cannot differentiate between such words. I just auto-translated this short message to a German customer: “I will fly Pan Am”. Here is what your customer would read, translated back in English: “I will fly, that frying pan Were”. “I’m blue” in English means being sad, in German it means being drunk.
These a just a few silly examples, but they show clearly the problem with using translation software. When it comes to doing serious business, let someone who speaks a foreign language as a native of that country, translate your documents and websites!
My Top Tip for On-Line Marketing
Develop an area of specialization and become an expert in it. Areas of specialization could be for instance hi-rise buildings, a specific neighborhood, or short sales. Become an expert in that field.
Create a website of your area of specialization. Create content on your website on topics that people who are interested in your area of expertise would want to know about.
Publish articles and topics on blogs websites about your specialization with links to your primary website to attract leads and clients. You want to publish your topics on popular websites such as Trulia, and Zillow, etc.
For example I have a website http://www.sforelo.com for people looking to relocate from other parts of the country to San Francisco. It contains such information as local activities, neighborhood and school details etc. It is my latest website and it has already resulted in some leads.
Mine may be of an old fashion flavor, but it works every-time. It’s simply to be the first to respond to the questions that are posted by potential buyers. In the “instant gratification” world we live in today, people want answers NOW. Yes – I live and breadth with my laptop and smart phone never too far away from me, but the payoffs are worth it!
I have to say Facebook has been an amazing tool for me. I have family and friends all over the country and they have agreed to let me post my real estate listing flyers and videos to their profile pages. Most people on facebook have well over 100 friends from all over which includes outside of the USA. So by posting to their profile page it is potentially being viewed from people all over the world. Not everyone buying or even selling a home in my area or yours for that matter are locals. I’m seeing more and more people relocating or purchasing a 2nd home who live in another state or even country.

I have found that targeted marketing through google and other resources works very well. If you have land for sale, target area builders and architects. Vacation homes, troll vacation sites and get talking!
Yes, being quick to respond to questions is a great way to build credibility and show that you are attentive to those “instant gratification needy” internet shoppers.
There are a couple of other things that you can do to be a TruliAmazing Agent! One of the best things an agent can do is to post market reports on their Trulia Blog, along with hyper local information about an area near their listing… like a map and pictures of a park. By creating good content, and placing it on Trulia – you have a much better chance of having a prospect contact you directly. They are already on Trulia looking at statistics, and information about your area, now they know you are an expert!
Another great way to get the phone to ring is to write posts that ANSWER the types of questions that Shoppers are asking in your area! People who are on the site asking questions, are probably searching that topic. If there are 3 questions about a builder, or a specific neighborhood, or about pricing strategies… don’t just answer the question – go into detail, add a couple of photos, and get found under those search terms with a blog post! If you are writing the post on your site, be sure you link back to your Trulia Profile!

My best tip for promoting myself online is through my personal twitter account. I have met so many people I normally would never had access to. Over a period of time, followers get to see my personality and engage me in conversation. The conversation is rarely about real estate because I prefer to develop relationships and then tell them what I do at a tweetup. A tweetup is when one meets other tweeters in person at a planned event. After meeting the fellow tweeter in person, only then do I mention that I sell real estate and hand them my card. By the time the person has received my card, they already feel as if they know me because my tweets are personal rather than business related.
Get an up front listing fee for over priced listings, so you can market your company with their money. You will probably have to reduce your end of the commission a little but not the buyer agents side, IF it ever sells.
To be a TruliAmazing Agent you need to do more than syndicate your listings, have good pictures, complete your profile, spend a few dollars to get better exposure, and respond to emails promptly. You do need to do all these things, but you need to do more.
You need to think about exactly who you are trying to communicate with and write articles in your blog to those people. I post a Hotsheet, for investors, 4-7 times a week. In response to two emails I received this week, I wrote a series of articles on my blog where I explained, in detail, how to write offers on Freddie Mac foreclosures. Buyers want to know what they are doing wrong. They need to know where the hot properties are AND they need to know how to win the bid. Write your blog to answer questions that people are asking you.
Aside from Trulia of course the best marketing tip I can give is realbird.com, this site allows you to make a listing truly technology savy( in minutes!)…you can add videos, blogs, of course property info and photos. It then turns entered info into a virtual tour on a flyer, also converts simply to HTML codes, widgets etc.!You can then easily post anywhere online OR print! Even includes the new popular QR code! All this in a few simple clicks!
For me, the best move i made was to create a blog that reinforces my branding; so, as a realtor in Maplewood, NJ, i created a website, a FB fan page and a blog that all go by the name of “lovetoliveinmaplewood.” I then found that i could use my blog to re-post to my twitter and FB accounts, with the best part being that every entry starts with the “lovetoliveinmaplewood” branding.
So, as long as the content (which we know is KING) is relevant, useful, informative, etc., you should be able to effectively grow your brand!

Look at yourself as if you’re the customer. Then tell the world what you do, then do what you say. It’s that simple.
As real estate agents, we are ALWAYS on the go! Whether it’s walking properties, or showing properties, we are rarely sitting in an office (unless you’re an onsite agent). In any case, what I’ve been using DROPBOX to make my “on the go” lifestyle so much easier and more efficient. Before I learned about DROPBOX, I used Google Docs. The the biggest difference with DROPBOX is that you won’t have to log on with username and password to access your files. Instead, it’s a folder on your desktop, in which you can simply drag files into it. If for some reason you don’t have internet connection, you can still access those files that are already in the DROPBOX folder. Here’s the best part: The files in DROPBOX can be accessed even if you’re using multiple computers (e.e. laptop and desktop) and even on a smartphone. So no more excuses about not being able to forward a file to your clients even when you’re out and about; and not in front of a computer!!!
The #1 key to my success, aside from 24hr work days, is building rapport with clients. Go above and beyond and befriend the client. Keeping in touch even after a deal has closed will maintain the relationship and bring in future revenue and referrals. It has worked for me time after time. Facebook, Twitter, Trulia, my niche sites, etc… etc… are all fantastic tools I use daily, but the #1 hands down best tip is to truly care about the person you are working with and it will return to you ten fold.

Unfortunately this program only works with gmail but this may be a good reason to jump ship and move over to a google account. “Rapportive” is a fantastic program I found about 2 months ago and although I forget about it until it magically pops information up on my screen, I find it invaluable. When emailing a client their social media connections and picture will pop up on the right hand column of the screen. This information valuable for a variety of reasons. If you are first meeting the person it gives you a slight sense of this person by first, providing a picture and letting you know their take on social media. If you are familiar with the person it is a conversation starter outside of business. Or it jogs your memory as to what you may have forgotten about a lead from months prior. I also like the fact that the “add as friend” or “connect” buttons listed right next to their information. It may feel a bit “big brother” but I know I have no evil intentions; I just want to connect using the social media tools we have available.
For years we used newsletters to stay in touch with our clients but our response from them was minimal. At open houses we handed them out but it didn’t seem to make an impact. Then we switched to making a monthly video with Updates and Tips for the local market. We post it to our Blog, Facebook and Email it out instead of a newsletter. We keep them short and educational and we’ve have had great responses. It also lets new prospects or open house leads see our face regularly so that they remember who we are. It’s definitely helped us and is an online marketing tool we won’t be giving up anytime soon!
Best tip is to utilize as many different tech ideas as possible. I syndicate through Point2Agent to as many sites as possible using as many photos as possible. Post to Backpage and Craigslist, many of my visitors come from these. Update regularly on Trulia and Zillow, Post open houses, blog about the home, use video and embed this where ever I can. Facebook Business Page and Twitter lighltly for promoting listings, but useful for Open Houses.

Three must haves for any agent are HootSuite, RealBird, and Animoto.
Hootsuite allows you to sync all of your social media websites in one place. You can monitor and post to all of your profiles at once using HootSuite. You can also create team collaborations, which allow you to let others contribute to your social media profiles without sharing your password. You can also track analytics for all of your profiles, schedule messages, & save drafts. ( http://hootsuite.com/about). Realbird lets you syndicate your listings & publish them to other sites like Craiglist, etc. They provide QR codes, HTML code, and a free website for your listing. With Animoto you can create a free 30 sec video slide show for your listings and post to YouTube.
I Stopped Branding! Consumers are looking for information online. Attempting to constantly promote my brand (and not the information I provide) often leads to being ignored/dismissed as “just another agent”. Think about how you watch advertisements on TV and radio. Do you listen intently and stay glued to your seat? No…you immediately try to dismiss the message the ad is trying to convey, because you know the brand is pushing you to purchase!
Real Esate is a very egocentric business, but I stopped looking at marketing from that angle. The New Angle: Provide the most pertinent, up to date information possible, and build lifelong clients.
Trulia has been the best investment I have made as far as internet leads. Since joining in December, I will be closing my 2nd deal soon, and have three other first time buyers I’m helping get qualified.

I took time to connect my social network: Plaxo, Twitter, Facebook and LinkedIn: all in one link.
I spend my time building my Trulia profile and “blog-addicting” frequently. Periodically, I share my Trulia profile page (with active VIP and Pro status) to my social network link that will publish to all network. I also do the same for my Trulia Listing Page and Blog Page.
This is my time saving and success strategy through Trulia.
With each listing, I write several blogs posts with a video providing additional information about the property. Included in the blog and video are details about the location of the property, neighborhood, school, community, parks, and anything else I can think of. When I receive an inquiry on my listing from Trulia asking for more information, I send them links to my blogs with the videos. Doing this has enabled me to schedule appointments to meet the prospective clients and show the property. My clients felt they knew me before we ever met and I was able to demonstrate to buyers and my sellers a creative and effective approach to marketing. Use your QR code on your name rider then have it directed to your website and Trulia sites. This way the consumer can search all listings rather then a QR code for each listing it will take them to a site to get all the info.
I use the schools reports and listing info on Trulia listings as both links and graphic rich color brochures.
Press the apple or microsoft button on the bottom left side of your keyboard, to the right of the control button. Hold that button, shift and 4 at the same time.
Your cursor becomes a “crop” tool. Start at the upper left hand corner of the part of the page you wish to copy and, holding the mouse, drag your cursor to create a box around that part of the page you wish to copy. Once, done, release.
You can copy that into a word doc to include in your brochure: a colorful informative and professional handout that makes your buyer remember your listing, and has top school information in color. Add links to Trulia pages in your emails. Brand with your letterhead. Looks large and professionally done with little work for the agent.
We work as a team and use all of the internet sources available to us.We run ads everywhere we can. The internet sites are how we obtain a multitude of leads and direct them to our website. The interest is generated and we turn renters into buyers by working to get them prequalified while they are renting. Then when the lease is up, they are ready to purchase. Stay in touch with them and start contacting them about 3-4 months before their lease is up.
Using the Trulia property search RSS I pull highly targeted listings into my websites and facebook pages and profile as a way to constantly remind people what I do every day (because people forget) and also for amazing hyper local SEO. I create tons of different RSS feeds including keyword related feeds, Open House feeds, Property Types and year built to pull in those vintage properties. Lots of ways to be the hyper local expert using Trulia RSS search feeds. And then there’s the chart widgets…
Keep the main thing the main thing; and the main thing is to advertise your listings as smartly as possible using one voice, yours. Take advantage of the ability to post open houses, additional pictures and virtual tours on sites such as Trulia. Reply to emails from lead sources such as Trulia as quickly as possible. Demonstrate your market awareness by replying intelligently on forums such as Trulia Voices. A back to the basics approach is the best approach.
Not everyone has a computer. I use text message marketing. You sign up for a service like Interactive-Mobile… they give you free signs with a customizable code…. Like “TEXT 123Main to 222888″ and when people text that code to 222888, they get pics and a flyer delivered to their phone… and a customizable mobile enhanced website. You, as the agent get the lead… It sells property 54% faster on average.
The most important piece of the technology puzzle is not the technology at all but the human response. When you are the first agent to respond to a question or property inquiry, your chances of getting the business increase exponentially.
Follow up, and an old fashioned phone call will win every time.

My TruliAmazing Marketing Tip:
It may sound simple, but I use my friends’ and clients’ Facebook profiles to connect with them by focusing on our common interests (sports, music, etc.) outside of real estate. By sending them news and info on non-business related topics, it is more friendly/casual communication that doesn’t come across as a pushy sales pitch…which paves the way for future business with them down the road. People give a lot of information about themselves away for free on Facebook, and I use that to my advantage to keep in touch.
My best practice is to share information with FSBO listings. I have an FSBO first aid kit which includes non-branded contracts, a hefty informational package about different ways of vesting title as well and different types of deeds. I give them comps and valuable informaiton for selling their home. On the last page are two sentences. “Before you bought your home, how many FSBO listings did you look at? If you want to get your home the exposure it needs in order to sell, I’d love to help you.” Having this package all digital, I am able to deliver it to 10 to 20 FSBO listings a week. I can follow up a week later. It is a non-pushy approach to establishing rapport and showing your value as a true professional.
First I have connected all my social marketing vehicles to ping.fm, which allows me to post on one site. Ping/fm then disburses to all my social marketing vehicles, saving me time and reaching each of my spheres (twitter, linkedin etc). I set up video marketing on Tubemogule, which disburses my videos to multiple sites (facebook and You Tube) similar to ping.fm/.
Facebook is my online word of mouth along with Yelp! To connect, I wish every FB friend and friends of friends “Happy Birthday” keeps it personal. I will use my personal FB page to “thank” all my real estate business page fans, which plugs my business page and gets me more fans. When I video market, I don’t just talk about real estate, I provide “did you know” tidbits etc.
My gift of choice: 1year magazine subscription, with client and my name on it keeping it personal.

These are the prospects that have announced to their “friends” that they are moving to your town. Most of them do not currently have a Real Estate agent.
I am blessed to be a Realtor is The Palos Verdes and Redondo Beach area of Southern California. Over the past 8 months I have seen the use of QR codes in Real Estate continue to increase. I think we are just at the beginning of it’s foothold in Real Estate advertising. What I did’nt see was, How it can really assist me and my clients in the real physical world. Well, I discovered http://www.SignQRcode.com . They sell custom QR code stickers that I could put on all my signs (for all of $20) to direct visitors at my sign on the property to my main website or to a property page about the property. This all happens through a free downloadable app on your smart phone (QR reader). The app reads the QR code and wham-o! All the property details are right on the screen. My clients think I’m “Mr Techy” and I like the fact that I don’t have to have all those extra printed flyers (I’m going GREEN you know).

As Clair mentioned, the X, Y and Z generations will settle for nothing less than instant gratification. Most won’t even leave a voicemail message, if you can’t answer the phone. I use Gmail for my email and set up instant replies with “canned” responses to leads from all sources. I also set it up so that it is tagged as a priority email so that I notice it immediately. For instance, when I get a lead from Trulia, it is automatically tagged “Trulia Lead” with a bright red heading, marked “PRIORITY” and sends an automatic response that I will respond to the specific question as soon as possible.
One client at a time. That’s my motto, the statement does not mean that I only serve one client. This philosophy is helping me to quickly build a growing client list. When I acquire the attention of a prospective client, I treat them like there are my only client. Sure this takes a little more time, but as a result I find that my clients are more comfortable with there experience, especially if they have dealt with other agents before that never took the time to focus on them.
One example of working one client at a time is simply make sure there questions are fully answered. When my clients ask a question, I may send them a multi-media response that may include;a video,images, maps, graphs etc. so that they have a better understanding of the situation. I find that this wins big with clients. There are many other tips to win more clients, but you have to start with the basics.
I’ve been having great success utilizing the vast array of social media tools available to realtors today. I take the strategy of analyzing my demographic and asking myself, “What would my audience be interested in reading via social media?” Surely they’re not always going to be interested in your advertisements and solicitations, so I find it advantageous to mix those elements in with pop culture, relevant news, local trends and more.
For example, if a local celebrity is active in real estate, that’s the kind of information that may attract additional “Likes” or “Follows”, as my readers may look to receive similar information in the future. I don’t believe that I’d gain a substantial following by strictly Tweeting and Posting open house and for sale ads, so I mix it up and keep my audience engaged and interested in what I post.

I use my flip camera to post buildings, units for rent, units for sale to Youtube so if a client is interested in the unit, I have them look at the video first this way they can decide whether or not is worth taking a look at it…saves me and the client time!!
The other tool I use a great deal is Google Earth, with this I can send virtual tours to out of town clients that are relocating and show them neighborhoods, schools, and even the listings available in the area. It provides a much better perspective specially for individuals that have never lived here. It takes a while to learn how to use Google Earth but once you get the hang of it you will reap the benefits and your clients will think you are amazing!!
I am really into technology and finding wasys to make it benefit my Real Estate career by saving me time, money and by the same token generating clients.
My online marketing strategy boils down to this: There are a LOT of agents out there; Clients are real people, and anything we can do to show them we understand that (and we are too) goes a long way.
Twitter is more than just a way to let the world know that I’ve got a new listing or an open house every 30 minutes. I don’t have 10,000 friends, and I don’t think I want 10,000. Instead, I try to follow and attract people and organizations I care about beyond real estate – local nonprofits, arts & community groups, etc.
I learn more about my city, share occasional news on our market, and build connections in places I didn’t have them before. Meanwhile, people get to know I’m an agent they can come to with questions without worrying that all I care about is signing a deal.

Keep your message/brand/style consistant. Have one contact number, one email address, one website, and the method of contact that you can receive (ex. Text Friendly). Sending out e-Information (Twitter, FaceBook, emails, etc) on a regular basis is one way to let people know who you are and what you do. Keep the messages short and to the point…but don’t over push you message, that is a turn off. State the major points, leave your contact information, and move on. In this fast paced market consumers are savvy enough to weed out the fluff from the buff. Stand out with your message and be personable about it.
Combining high tech mass media with a personal touch is a powerful one-two punch that transforms curious web-browsers into a potential buyers. When I get email inquiries about a property I send a prompt reply via email. THEN I immediately send a personal, hand written note card with a small photo of the property via U.S. mail. I get the mailing address in the email or via on-line white pages.
This process for following up leads adds the personal touch we don’t get with high tech marketing. A follow-up phone call oftentimes puts potential buyers off since they are just in the early stages of exploring. The old-fashioned note card says – “Thanks for your interest. I’ll give you responsive personal service.”
As an Agent trying anything that comes your way in the form of technology you will find something that is the perfect fit for you and your business. There are so many options out there it’s hard to know what is going to work the best for you. But my tip is it is worth the time to check everything out that you hear about and see if it will work for you. The thing about technology is their will always be something new to try. The more things you try you will find something that will work for you and be the best fit.
Social media has been so powerful in my business the last 18 months. It goes to the masses in seconds, and is interactive. Visual tours on youtube is another powerful tool we have at our findgertips that has made a huge difference in people seeing your listing or not. Answering the questions on Trulia has been a great tool in my business as well as having the full profile with consumer ratings. I think the combination of the tech savvy agent along with the personal touch is key to helping clients feel like I am on top of my game and am in “the know” with technology, but also makes them feel more than a number or email address. I build a website for each of my listings, then I constantly update them by making small changes that will notify the syndication websites to keep them updated as well. I do all email marketing out of this website – all property information on the website, links to my other property websites and personal website. Video’s, virtual tours, tax map’s, association documents. Information can be kept in one spot that it is very user friendly for potential buyers. Track where the hits are coming from – which websites bring the most traffic and target those areas. Follow up …I have captured world wide leads from the websites – much more effective than any print media!
I have found the best way to reach as many people as possible is to use Postlets.com. You can enter all the information about a property, attach 6 pictures and even add links to your website or utube video. Postlets then directs the information to other sites such as facebook, craigslist and trulio. That is how I came to find Trulio! Now with Trulio I am able to receive questions directly from customers to help them in any way they need. Customers need to know that buying foreclosues is not that difficult if you deal with a realtor that specializes in foreclosures. You need to be able to show funds to close at time of offer if paying cash or be pre-approved; this makes the process quicker. Also when viewing a home remember to look past the paint and carpet because these things can be replaced and this is why the home is so inexpensive.
We are able to maximize the allotted number of “Featured Listings” on our Trulia Pro account by contacting out-of-area Realtors and lenders who have listings for sale in the neighborhoods we serve, and asking their permission to let us advertise and Feature their listings via our account.
The people we typically contact are banks and lenders who represent large portfolios of short sales and foreclosures, and most are more than happy to let an enthusiastic buyer’s agent trumpet their listings locally. Sure, a few banks and agents will say ‘no’, but most understand the benefits that come with premium placement on a site like Trulia. Also, it’s always smart to get this permission in writing.
This strategy has been great for us because the more “Featured Listings” we have, the more exposure and subsequent leads we receive. Just don’t be afraid to reach out and ask; it can’t hurt!
Our team has a unique approach with technology, using ipads when meeting with our clients. We recently have started using prezi.com. It is a great prezi(tation) tool. Our listing presentations can be viewed on our ipads or shared through emails and even posted on our website and social networking sites. I love it. QR codes on all our signs and flyers. I am a firm believer of key words. Just by using the word foreclosure on your webpages and profile gets the phone to ring. My tips are as follows:
1) Put you listings on as many websites as possible. The more exposure on the internet the better.
2) Make sure that the pitures flow. Front of the house first, enter the front door and take pictures that give the prespective buyer a feel for the layout. End the pictures with the back of the house.
3) Anytime you give out an MLS fact sheet, be sure you picture is on the sheet regardless of the listing agent.
Write a good old-fashioned hand written follow up note. Prospects are often suprised when they get a note in the mail. EVERYONE enjoys getting mail that is not a bill and personalized. Don’t forget to enclose at least two business cards.

My tech tip is to use a voice-to-text service. There are several great free ones available such as Googlevoice. I use Ribbit.com which also has a mobile app.
I’ve been using a voice-to-text service for years and it’s a great time-saver!
Here’s how it works: if you call my number and I’m not available because I’m with clients or in a meeting, my voicemail says, “please leave your message, which will be transcribed to text so I can get it more quickly and respond to you sooner”.
I can sneak a view at a text message if I’m with buyers or in a meeting and I can read the voicemail message to see if it’s urgent or not. It’s a wonderful tool. You also then have a saved version of the transcription that’s sent to your email in case you want to save it in a client file.
I have been using google voice for almost a year. The text transcripts are hardly close to being accurate. Another one to consider is voicepad.com. If you have to pay for the service, chances are they are better quality. I agree it is nice to have a transcript that you can save or forward.

Follow these 5 steps and convert prospects into clients
1) Website is search ready: In other words have keywords on your website that visitor’s will be searching for when looking to buy/sell their home. (Meta Tags)
2) Create an Event: Prepare a theme for the party. Think about food, games, and activities to keep your guests entertained. Incorporate neighborhood updates, property information, charity events, anything that has value to your potential guests.
3) Upload Invitations: To invite people write articles or blogs, start with TRULIA utilize all social networking sites.
4) Technology: Make virtual tours; Add a “widget” on your site with links to all your virtual tours.

Educating others online allows me to create the need for my niche Real Estate practice as an Exclusive Buyer’s Agent, because as an Exclusive Buyer’s Agent, I have no listings to market myself and my services like most traditional agents do. My business is based on the information I provide, which is disseminated online, and my advice and guidance must be accurate, reliable and helpful in order for my services as an Exclusive Buyer’s Agent to be essential. So, educating others online by using services such as Trulia Advice, Google Alerts, LinkedIn, ActiveRain, etc., have enabled me to meet more clients online, close more deals, build my brand and simplify the way I work.
With the advent of the iPad I have left the process of printing MLS sheets in the past. I know conveniently store PDFs of all necessary documents on my iPad and email them as necessary with notes and any additional info. I help a lot of clientelle that relocates to the Austin area from other parts of the country and a lot of time this requires a better grasp of the area. Using iPad’s large screen it is much easier to show my clients an area map and how our location correlates with the city center. So nowadays I used a lot less paper, my clients don’t have gobs of paperwork to sort through and they are more aware of where the stand as we visit different properties. Now I just need an iPad2 so I can use Facetime for long distance “virtual showings!”
Ok, everyone here has good pieces…but they miss the mark, and here’s why. Everyone knows about codes, and listing syndication, and calling back within 30 minutes of a lead coming in. You have to have more than everyone’s listings on your website…they must be indexable. If you don’t have an indexable IDX, game over. You have no chance against those that do to reach as many potential leads. I will not go into detail, to keep under the 150 word limit, but two more over the top, hands down best tech advise is…don’t use Google adwords, buy the domain you would pay monthly for. Example:GreenfieldHouses.com. (must build a new site entirely, you must not forward) Number 2, backlink all your domains together. This is a key to boosting SEO. Room for one more…When you post on sites like Trulia, put a different site in each time.
Most MLS systems have strict guidelines on what can appear in property photos (no “For Sale” signs, company logos, agent photo, etc.), but these rules don’t apply to sites like Trulia, where you are free add additional photos.
Think of your property page as a Facebook profile, and your photos as a Powerpoint presentation. You can customize your ‘slideshow” to include additional ‘frames’ that have contact information, a headshot, logos, catch phrases, etc. You don’t have to be annoying about it; adding your branding elements to a final, closing photo is a great way to leave the viewer with a “virtual business card.”
After all, millions of buyers are searching sites like Trulia every month, and us agents are paying good money to take part in the premium tools and services these sites offer. So get the most for your money by making a lasting impression with homebuyers surfing online!

VISIBILITY on the internet is the key to everything! I recommend finding every source of 3+line advertising on google searches and specific sites like Trulia and their competitors. Many of these sites are free, and many require an investment. Believe in the fact that you get what you pay for. What is most important is your wording to snag the buyer and to get more visibility. The words you use must be words that people plug into their searches… such as “homes”, “Brookline, MA”, “foreclosures”, etc. The more words you have in your ad that duplicate their search requests, the more likely your ad will pop up. Then, once they call you, be HONEST and PROFESSIONAL.
We used to send a traditional letter in the mail to our active listings highlighting the current market conditions and events in our area. We now find that doing a monthly video seller’s report is a more personal and candid approach. In a of couple minutes, our broker gives a market review of the previous month, including how many showings our team had, how many sales there were in the MLS and how it compares to the same month, the previous year. We then upload it to YouTube and our own website, send an email to our sellers with the link, so they can view it. This has been motivating for our sellers to do price changes, re-lists and we have even had an expired listing re-list after many months off the market! My best online marketing tip is to just do it! Agents have too many tools at their disposal, yet very few ever give any of them a try. Now is the time to jump in and market yourself and your business. Your broker won’t do it for you.
