The amount of information available on the web is staggering. Google indexes billions and billions of webpages, and has an index of roughly 100 million gigabytes. With virtually any type of information imaginable, it makes sense for homeowners to do regular internet searches for their home’s address and be aware of what type of information is available about their property and their neighborhood on the web.

Home Buyers Google Too
Prospective buyers and tenants are googling homes of interest to them- to find comparable properties, past sales, crime reports, neighborhood information, and much more. If your homeowners are thinking of selling or renting their property, make sure they are prepared for what prospects might see.
What They Might Find
The most common results will be other homes for sale or recently sold, a google map to the property, crime reports and foreclosure reports for the area. All of these items could influence a prospective buyer or tenant. Additionally, there may be personal information about the homeowner that could influence how a prospective buyer negotiates an offer. Savvy buyers and sellers are searching for any information that might give them a leg up on negotiations.
More unusual finds could include historic information about the neighborhood, unknown or unusual property history and more. In addition to just searching their specific address, homeowners should search their own name, their street name and the subdivision or neighborhood they live in.
For example, in the search below, results showed home listings, tax assessment information and even a blog post speculating about the property.

Whether you are buyers or sellers, more importantly you should google the broker as well. If you want that edge whether your buying or selling, you be represented by the Best there is, with Reputation, Experience, and letters of reference, or acknowleged postings on various web sites of praise, and satisfied customers. Not everyone is the same in the Real Estate Business, but if you want a professional, who is loyal and dedicated to his or her work, you do not have to look far. As I said earlier, just google the Broker, before you list & sell that house, and or if you intend on buying a house. YOU HAVE TO PUT THE HORSE BEFORE THE CART.

I can attest to what you said after dealing with three different agents & Brokers.
Some did’t listen to what I said and wanted, and some were more interested in talking about themselves or asking me questions not pertaining to Real Estate.
You were the only Broker, who listened, found what I wanted, and although there were four people in the Estate who didn’t get along with each other, you managed to overcome obsticles and get the deal to the closing table. Sellers & buyers should do a background check on Realtors, instead of just walking in their office.
If they did ‘GOOGLE’ your name Jim Turano/Broker everyone would see a reputable, conscienious, reliable, highly recommended Broker within the Community like no other.

I agree with Jim, the most important thing is to find a good Broker to represent you, and that’s pretty easy to figure out these days when you Google a Broker’s name… That being said, #4,5 & 6 on this list can easily be provided to a consumer from a Broker who knows their stuff. In Hawaii, this information can be somewhat difficult to find online, or navigate the information. For example, if you find permits that are not completed on file at the County, do you know how to clear that up yourself? Google is the number 2 searched website on the internet, Facebook, Google and then YouTube. As the web master for JK Realty I do my best that our listings are found in Google and look for any negative postings about the property. Its just common sense to do it.

Great advice. As an agent I have my own personal website with Google Analytics running and have noted that significant incoming traffic was due to users searching on sites like Google by property address. I am now a firm believer that giving addresses is a good thing vs restricting the data. Its also a great way to see how many sites have details on a property address and the neighborhood.

This is a great post and is definitely something people don’t realize. My husband and I were always researching online before we bought our first home. We were probably doing that before most people, being in the web business. Still, though, I’m a living example of it.
